ASPEN'S $69 MILLION BOND VILLAIN LAIR

The Graze · October 30, 2026
A poured-concrete compound on a former cattle ranch, with a safe room in the wine cellar. The property sold for $3.95 million in 2015.

Every ski town has the same house: timber, stone, antler chandelier, a hot tub with a view of other people's hot tubs. Then there is 110 Coach Road, which looks like the place where the villain explains his plan to Bond before leaving him alone in a room with a shark tank.

It is listed at $69 million.

"Unpopular opinion," the realtor who posts as @thetradingchick wrote on X. "Spending $69M on a house that looks like a Bond villain's HQ is infinitely sexier than buying another generic ski chalet." She has a point. Here is what the money buys.

The lair

The listing calls it a "sprawling brutalist compound" of "poured cement fortitude, exaggerated windows and sliding doors." Inside, per the property's own site: a wine cellar that doubles as a safe room, a media room, a sauna, a private office, a mudroom with lockers, a catering area and a separate prep kitchen. It comes furnished, according to the MLS listing.

A safe room behind the wine. You can't write it better than that.

The math

The ranch it sits on

Double Bar X used to be cattle land. The Zoline family ran a small cattle operation for some 50 years on about 124 acres along Old Stage Road. In 2006 the heirs sold it for $48.5 million, which The Aspen Times reported was a record for open land in Aspen. The buyers already had approval for 13 homes. All 13 lots were reserved within two weeks, at $4 million to $13 million each.

Today it is a 120-acre private ranch with 13 parcels and a shared 17-acre nature preserve along the river. It backs onto the Maroon Creek Club, Aspen's private golf and tennis club.

Who to call

The listing agents are Ryan Elston of Christie's International Real Estate Aspen Snowmass and John Whipple of Whipple & Brewster. Per the property site, showings need 24 hours' notice.

A generic ski chalet says you made money. A concrete fortress with a safe room behind the wine says you'd rather nobody asked how.
